Designed for larger guest bathrooms and typical primary bathrooms, our Medium Bathroom Floor Plan Design Package provides the detailed space planning needed to create a functional, cohesive foundation for your renovation.
Before selecting tile, countertops, cabinetry, or fixtures, we focus on one of the most important decisions in the project: how the space should work.
We evaluate your existing bathroom and develop a proposed layout based on functionality, circulation, storage, fixture placement, and the opportunities available within the existing space.

• On-site measurement and documentation of the existing bathroom
• Existing-condition floor plan
• Proposed bathroom floor plan
• Vanity size and configuration
• Shower and/or bathtub placement, when applicable
• Toilet and plumbing fixture placement
• Door and opening locations
• Key dimensions and clearances
• Preliminary vanity/cabinetry elevations as needed
• 3D renderings to help visualize the proposed layout
• Two rounds of floor-plan revisions
• Final approved bathroom floor plan for contractor reference

The initial design phase is focused specifically on establishing and approving your bathroom layout.
Specific tile, cabinetry finishes, countertops, plumbing fixtures, lighting, hardware, grout, and decorative selections are not included during this phase. Materials shown within preliminary renderings are conceptual and intended to communicate the overall design rather than represent final product selections.
This approach allows us to establish a solid plan before investing time—and your project budget—into individual material selections.

Purchasing Materials Through Loudan Studio

Once your floor plan is approved, you may choose to continue into the material selection phase with Loudan Studio.
When the vanity, vanity countertop, and tile for your bathroom are purchased through Loudan Studio, your full $750 Bathroom Floor Plan Design fee will be credited toward your qualifying material purchases.
As part of your material purchase, Loudan Studio will guide you through the selection and coordination of your bathroom finishes, including:

• Vanity style, configuration, and finish
• Vanity countertop
• Tile selections
• Tile placement and design direction
• Grout selection
• Cabinet hardware recommendations
• Coordination of plumbing fixtures, lighting, mirrors, and other complementary finishes
• Updated design renderings incorporating selected materials, when appropriate

Your Investment
Medium Bathroom Floor Plan Design: $750

Payment is due in full prior to the start of design work.
To qualify for the full design credit, the vanity, vanity countertop, and tile must all be purchased through Loudan Studio. Design fees are non-refundable. Material credits have no cash value and cannot exceed the original design fee paid.
Bathroom package level is determined by Loudan Studio based on the overall size and complexity of the space. Bathrooms requiring unusually complex space planning may be placed into a higher package level regardless of square footage.
Structural engineering, architectural services, permitting, trade-specific drawings, construction labor, and contractor services are not included.
