Single-Level Renovation Floor Plan Design

Thoughtful renovations begin with a well-resolved plan.
This fixed-price package is intended for homeowners whose proposed renovation or addition affects one floor of an existing residence. Following your in-home consultation and site assessment, Loudan Studio will develop a functional, beautifully considered plan tailored to your home and the way you live.
Dimensioned drawings and photorealistic 3D renderings will help you understand the proposed design and communicate it clearly to your builder.

PACKAGE INCLUDES:
• Review and organization of measurements, photographs, and existing-condition documentation collected during the in-home consultation
• Confirmation of the agreed project scope, goals, and priorities
• Existing floor plan for the affected level
• Demolition plan, when applicable
• Proposed dimensioned floor plan
• Builder-ready design drawing set
• Up to six photorealistic 3D renderings
• Two rounds of consolidated revisions
• One final design-review meeting
• Final drawing set delivered digitally as a PDF
• Final Builder Handoff Guide
• Supplemental field verification when determined necessary by Loudan Studio

PROJECT PARAMETERS
This package covers renovation planning for one affected floor containing up to 1500 square feet.
If the proposed work affects a second level—including stairs, structural relationships, plumbing locations, or room configurations—the Two-Level Renovation Floor Plan Design package will be required.
The package includes one primary design direction. Requests that increase the original project area, substantially change the agreed scope, or require additional concepts, renderings, drawings, meetings, site visits, or revisions will be quoted separately.

GETTING STARTED
The floor-plan design project officially begins after the agreement is signed and the required payment is received. The information collected during the in-home consultation will then transition directly into existing-condition documentation and design development.

CONSULTATION CREDIT
The $500 in-home consultation fee will be credited toward this package when the agreement is signed and the required payment is received within 30 days of the consultation.

CABINETRY PURCHASE CREDIT
Clients who purchase this floor-plan package may receive a cabinetry credit equal to 20% of the net floor-plan package fee after the applicable $500 consultation credit has been deducted.
The credit may be used toward cabinetry purchased directly from Loudan Studio for the same project and property. A separate cabinetry sales agreement must be entered into within 12 months of the floor-plan package purchase date.
The credit will be applied to the final cabinetry balance after all required deposits and progress payments have been made. It has no cash value, is nontransferable, and cannot exceed the remaining cabinetry balance.

PLEASE NOTE
This package provides residential space planning, design drawings, and visualizations. It does not include structural engineering, land surveying, site plans, grading or drainage plans, mechanical, electrical or plumbing engineering, energy calculations, permit submission, contractor pricing, finish selections, or professional architectural or engineering seals.
The homeowner and contractor are responsible for verifying field conditions, dimensions, structural requirements, applicable codes, permitting requirements, and construction feasibility before construction begins. Additional drawings or licensed professional services required by the permitting authority will be contracted separately.
