A successful kitchen renovation starts with the right plan.

Our Large Kitchen Floor Plan Design Package is designed for expansive or complex kitchens requiring a higher level of space planning and cabinetry design. These kitchens may include extensive cabinetry, a large or multiple islands, multiple appliance zones, specialty cabinetry, integrated pantry, coffee or beverage areas, and/or significant reconfiguration of the existing space.

We begin by documenting your existing space and then develop a comprehensive proposed floor plan that considers functionality, circulation, cabinetry, appliances, storage, work zones, entertaining, and how each area of the kitchen relates to the surrounding space.

• Functional work zones and circulation
• Key dimensions and clearances
• Comprehensive cabinetry elevations as needed
• 3D renderings to help visualize the proposed layout
• Two rounds of floor-plan revisions
• Final approved kitchen floor plan for contractor reference

This package is intentionally focused on creating the right layout for your kitchen before selecting specific materials and finishes.

Any finishes shown within preliminary renderings are conceptual and are intended to help communicate the overall design. Specific cabinetry finishes, countertops, backsplash materials, plumbing fixtures, decorative lighting, cabinet hardware, flooring, paint, and other finish selections are not included during the initial floor-plan phase.

Purchasing Materials Through Loudan Studio

Once your floor plan is approved, you may choose to continue into the material selection phase with Loudan Studio.

When the kitchen cabinetry, countertops, and qualifying backsplash or wall-finish material for your kitchen are purchased through Loudan Studio, your full $2,800 Kitchen Floor Plan Design fee will be credited toward your qualifying material purchases.

Qualifying backsplash or wall-finish materials may include tile, quartz, natural stone, or another approved material incorporated into the kitchen design.

As part of your material purchase, Loudan Studio will guide you through the selection and coordination of your kitchen finishes, including:

• Cabinet door style, configuration, and finish
• Cabinetry color and/or stain selection
• Countertop selection
• Backsplash or wall-finish material selection
• Backsplash placement and design direction
• Grout selection, when applicable
• Cabinet hardware recommendations
• Sink and faucet recommendations
• Coordination of decorative lighting, flooring, paint colors, and other complementary finishes
• Updated design renderings incorporating selected materials, when appropriate

Your Investment

Large Kitchen Floor Plan Design: $2,800

Payment is due in full prior to the start of design work.

To qualify for the full design credit, the kitchen cabinetry, countertops, and qualifying backsplash or wall-finish material must all be purchased through Loudan Studio. Design fees are non-refundable. Material credits have no cash value and cannot exceed the original design fee paid.

Kitchen package level is determined by Loudan Studio based on the overall scope and complexity of the space. Kitchens involving exceptionally extensive cabinetry, multiple adjoining spaces, highly specialized design requirements, or a scope extending substantially beyond the kitchen itself may require a custom design proposal.

Structural engineering, architectural services, permitting, trade-specific drawings, construction labor, and contractor services are not included.
